Firing On All Cylinders

In 2011, a long-time client called us with an assignment that would ask us to fire on all cylinders.


We were asked to sell a retail development on 8-Mile in Livonia. The two buildings—one 17,000 square feet and the other 19,500—needed a lot of work before we could get the best price. We began with a comprehensive plan that engaged architects, designers, builders, and our own brokerage and property management divisions.


First, we put a new façade on both buildings. Then we added a new parking lot, new HVAC units, roofs, and outside lighting. We signed new leases with existing tenants and found new tenants attracted to the refreshed property.


While our property management division kept the property running in tip-top shape, we drew on our sophisticated database and network of trusted relationships to market it. In 2017, we closed the sale of the 17,000-square-foot building to a well-known, local pet boarding facility.


One down, one to go.


Reaching further into our networks and tapping our best marketing efforts, we identified a local retail investor interested in the 19,500-square-foot building. Despite the COVID-19 closedown, we negotiated and closed on its sale in late June. 


Through a journey of 9 years, we kept the engine of our company firing on all cylinders—construction, brokerage, investment sales, leasing, property management—to bring the clients who trusted us top price.
