A Year Later: What Real Property Management Looks Like at Sunny Square

A year ago, the parking lot at Sunny Square in Sterling Heights was in rough shape. Cracks ran across the surface, potholes had formed in multiple spots, and the property needed real attention.

This is exactly the kind of property we specialize in. When Thomas Duke Company took over management at Sunny Square, that's where things stood. A year later, the transformation speaks for itself: a new facade, a completely repaved parking lot, and a property that finally looks like what it is, a well-managed, well-maintained asset.

For our team, property management has never been just about collecting rent. Nicholas Ferris, the Property Manager overseeing Sunny Square, is on-site regularly, walking the property, documenting every issue he finds with photos, and getting it fixed. Ownership stays informed throughout the process, not just when something breaks, but every step of the way, so they always know their investment is being looked after.

Just as important is the relationship with tenants. That part isn't always easy, especially when conversations involve collecting rent, but listening to tenant concerns and addressing them honestly is part of what keeps a property running smoothly for everyone involved.

Sunny Square is home to some great tenants, including Hashem's, whose interior build-out is genuinely beautiful. That quality became part of the inspiration for the exterior renovations, we wanted the outside of the building to match that same level of care.

This is what we believe good property management should look like: showing up, paying attention, and treating every property like it's our own.
