Right from the gate, Nicholas learned that maintaining the value of the properties in his management portfolio requires constant attention to upkeep. When he arrived at the Duke Company, Nicholas was given management responsibility for several buildings that had suffered a lack of attention from a previous management company. He’s worked hard to rehabilitate those properties and keep them in tip-top shape.

It’s the problem solving—not only of property rehabilitation, but of day-to-day upkeep—that energizes Nicholas. He likes the challenge of juggling many separate but intersecting management tasks at once, all while staying within a building’s budget.

“It’s very satisfying to see a property slowly improve over time under our management, going from a broken and neglected building to one that’s quite appealing,” he says. “It’s not only enjoyable from an aesthetic perspective. Even better is knowing that the lives of the tenants and the community are improved.”
