After 30 years on the same site in Wixom, Form Tech Concrete Forms was bursting at the seams. In their 10,000-square-foot facility, company growth was impossible.
Form Tech’s management came to the Thomas Duke Company with an outline of their timeframe and goals for a new property. Bill McLeod and Mark Schafer of the West Side Team listened carefully. They wanted precise information so that, in case there were no suitable structures on the market, they could solicit sites for a build-to-suit-for-lease. When they presented a plan of action, Form Tech management designated the brokers as their exclusive representatives for the transaction.
Combing the Duke Company database and drawing on their deep market knowledge, Bill and Mark identified an off-market property in Commerce Township that offered 25,000 square feet of interior space, plus double the acreage of Form Tech’s old location. They toured the site, confirming its suitability. Then they carefully negotiated terms of a lease that would allow Form Tech not only to move into the facility, but also to make use of additional acreage for outside storage as the company grew.
Because they listened carefully and worked closely with the Form Tech team, Bill and Mark secured a property that allows the company to meet their growth projections for a decade. In a tight market, they found a site that’s more than management had dared hope for.
