The Catholic Kolping Society of Detroit knew the meeting hall they wanted to sell was a mixed blessing. Its large parking lot made it a rare commodity along the Nautical Mile in St. Clair Shores, attractive to many developers and users. But after 50 years of service, the building at 24409 Jefferson Avenue was showing its age. It would need just the right purchaser, one with a vision for its potential. To find that purchaser, the society called on the Thomas Duke Company.
We designed a carefully targeted marketing campaign—which found its mark. After many showings and multiple offers, we delivered to the Kolping Society a cash deal with a strong local real estate investor.
But our work wasn’t done! The new owner saw the strength and success of our marketing approach and hired us to find a tenant for the property. Revisiting the many potential buyers we had contacted about the building, we found among them the ideal tenant—a nautical-themed brewery called Shipwreck Brewery. We then worked diligently with the new owner, the brewery tenants, and the city of St. Clair Shores to negotiate a lease that will bring a fresh concept to this evolving restaurant corridor. Look for Shipwreck Brewery to open early this spring.
