Turning a Local Landmark into a New Opportunity: The Brose Electric Success Story

This one hit close to home. Literally. I live just a mile and a half from Brose Electric, and for my whole life I’ve known the building, the inventory, the Brose family, and the goodwill they’ve built over 49 years with the community of Livonia. So I was honored when they called me to help them sell the building.

The Brose family gave me the challenge of selling this big property—12,600 square feet on 3.3 acres of land—quickly.

I knew its central location, with prime corner exposure and high visibility, plus the building’s features, would make it an appealing property. But we had to put together a strategy to find the right buyer on a tight timetable.

Right away I reached out to Livonia’s city planner and economic developers. If we could find a buyer whose business matched what the city wanted for that corner, we knew we could get quick approval of the sale. Once we learned what the city envisioned for the property, we created an aggressive marketing plan and targeted businesses that fit the city’s vision. It didn’t take long for that approach to pay off.


Quickly, we had four written offers. We were able to negotiate a full-price, 60-day sign-to-close offer with a local daycare operator who was expanding her business from two thriving locations in Livonia to a third. The Brose Electric building was exactly what she needed. Both the sellers and the buyer were thrilled with the outcome. After nearly five decades in business, the Brose family was able to smoothly transition to the next chapter in their lives and the buyer found the ideal location to continue growing her daycare business.


This deal wasn’t just about selling a building. It was about moving Livonia’s legacy of businesses with strong community relations forward in a new way and doing it smoothly for all the parties involved.
