The property, occupied by Henry Ford Health and an endodontist, had been under the management of the Thomas Duke Company for years. In 2018, after careful evaluation, we took the property to market. While interest was strong, we felt that the timing wasn’t quite right. Instead of pushing for a sale that may have left money on the table, we decided to wait, knowing that with the right leasing strategy we could increase the property’s value.

As the expiration date for Henry Ford Health’s lease approached, we saw an opportunity to strengthen the property’s position in the market. Rather than rushing the sale of a building with an uncertain tenancy, our property management team, led by John Bridges, stepped in to renegotiate a new five-year lease. The result? A $3 per square foot rent increase, which boosted the property’s value by over $500,000.

At the same time, we reached out to the other tenant—an endodontist—offering them a unique opportunity. Instead of continuing to lease, we showed them how purchasing the property would not only lower their monthly costs but also allow them to build equity in their business.
