When a Culver’s franchisee started looking for the right site in Southeast Michigan, it set off a full development corridor. And that’s exactly what Dave Tesch intended to happen.
The 155-acre land in Dundee, Michigan, had been on the market as a single offering. The sellers wanted to sell it whole. Thomas Duke Company Vice President Dave Tesch saw it differently: break the land into smaller parcels, and development could start a lot sooner.
Around the same time, broker Andrew Goble was working with a Culver’s franchisee searching for the right location. He saw the fit immediately, and the two brokers teamed up to make it happen.
That’s the way we work at Thomas Duke. Brokers operate by territory, not by competing for clients, so the right people end up connected fast.
The result speaks for itself: contract to groundbreaking in under 120 days, a timeline that’s almost unheard of in commercial real estate.
And the momentum hasn’t stopped. A national brand now has 4 acres under contract on the same corner. Another 8 acres is being eyed for multifamily and retail.
One deal. One collaboration. A development corridor in the making.
