Five Years of Searching. One Building That Stopped It

When the principals of Stoney Creek Services first came to me, they were ready to stop leasing and start owning. What they weren’t ready to do was settle.

For nearly five years, we searched together, evaluating properties, working through the numbers with their accountant, and passing on anything that didn’t fully deliver. More importantly, it allowed Stoney Creek to stop writing rent checks and start building equity.

Getting to the closing table took one more round of problem-solving. The seller needed six months after contract to finish their new facility. Rather than sitting on their hands, Stoney Creek got to work, lining up contractors, pulling permits, and planning improvements so the day they closed, they were ready to move.

That’s the job. Not just finding the right building, but guiding clients through every step that follows. Helping a company think through what ownership really means versus leasing. Structuring a deal that works on every level. And when a six-month wait lands in the middle of a transaction, turning that time into an advantage rather than a frustration. By closing day, Stoney Creek wasn’t just ready to move in. They were ready to hit the ground running.
