Thomas Duke Company is pleased to announce the successful sale of a three-building, 62,000-square-foot light industrial complex on Grand River in Novi, Michigan. Broker Eric Szerlag led the transaction from start to finish, navigating a property with a unique tenant mix and no shortage of challenges along the way.
The complex included a blend of long-term leased space alongside tenants in sports medicine, CrossFit, storage, and a local soccer organization. An investment profile that didn’t fit a typical buyer pool. Below-market rents and deferred maintenance added complexity to the sale, and inspection findings introduced additional hurdles as the deal progressed. Just when the finish line was in sight, a last-minute Phase II environmental assessment added one more layer to work through.
Rather than letting any of these issues derail the transaction, Eric and the Thomas Duke Company team repositioned the asset, identified the right buyer for this specific investment profile, and worked through each obstacle until the deal closed.
